You have chosen a home, worked through the purchase process, and are approaching closing. Before that next step, a final walk-through gives you an opportunity to revisit the property and raise any outstanding questions with your agent.
For East Texas buyers, a focused plan helps keep the visit organized. Your signed contract and any written amendments guide what you should expect.
Bring the details you need to compare
Review the agreed repairs and the items included in the sale with your agent before the visit. Have the relevant documents and your questions available so you can compare what you see with what was agreed in writing.
Review the property’s visible condition
Walk through the rooms and accessible outdoor areas. Note any visible changes or damage since your earlier visits. Look at the areas affected by moving furniture, and ask about anything that appears different.
With your agent’s guidance and appropriate permission, review the operation of included appliances and accessible fixtures. A walk-through does not replace a professional inspection or specialist evaluation.
Check agreed repairs and included items
Look at the locations of agreed repairs and ask your agent to help you review any available completion records, receipts, or warranty information. If work requires professional verification, discuss that before relying on appearance alone.
Confirm the items agreed to remain with the property. Appliances, fixtures, and other items should be reviewed against the transaction documents rather than assumptions made during a showing.
Raise concerns before closing
If you notice a concern, document it and contact your agent promptly. Ask how it relates to the signed agreement and what needs to be addressed before you proceed. Available options depend on your contract and circumstances; seek legal advice when needed.
Confirm the handoff plan
Ask when possession is scheduled under your agreement and how keys, remotes, gate access, and other relevant information will be provided. Plan utility arrangements with the appropriate providers and coordinate the timing with your agent.
A short checklist to bring
- Relevant contract provisions and written repair agreements
- Questions about visible condition or changes
- A list of items agreed to remain
- Available repair documentation
- Questions about possession, keys, and access
The purpose is to leave with a clearer understanding of the property and any issues that need attention before closing.
